Clean, Grey or Black Water: The Category That Decides What Gets Saved

Water category is the classification restoration crews assign to contaminated water, and it determines whether your carpet, drywall and cabinets get dried or torn out. The industry standard, IICRC S500, defines three categories, and the difference between Category 1 and Category 3 can be the difference between a two-day dry-out and a rebuild.

Homeowners almost never ask about this. They ask how long it will take and what it will cost. Both answers start here.

The Three Categories

Category 1 is clean water. It comes from a sanitary source: a supply line, a water heater, a tap left running, rainwater that has not touched contaminated surfaces. It poses no immediate health risk. Most materials can be dried in place and saved.

Category 2 is grey water. It carries contamination that can cause illness: washing machine discharge, dishwasher overflow, toilet overflow with urine but no solids, aquarium water. Carpet can sometimes be saved. Pad usually cannot.

Category 3 is black water. It is grossly contaminated: sewage, toilet backflow with solids, rising groundwater, any water that has passed through soil or a wash. It can contain bacteria, viruses and chemical contaminants. Porous materials get removed, not dried.

That last sentence is the one that surprises people. It is not a judgement call the crew makes about your carpet’s condition. Under S500, porous material that has been in contact with Category 3 water is removed.

Clean Water Does Not Stay Clean

Here is the part almost nobody knows, and it is the reason speed matters more than any other single factor.

Category is not fixed. It degrades. Clean water sitting in a structure picks up contamination from what it touches: drywall paper, carpet backing, adhesives, dust, and whatever was on the floor. Warmth accelerates it. Time does the rest.

A supply line that broke this morning is Category 1. The same water, in the same room, 48 hours later, is being treated as Category 2 by most crews. Leave it through a Phoenix weekend and you can be looking at a Category 3 decision on materials that were salvageable on Friday.

This is the actual argument for fast water extraction. Not that standing water is unsightly. That every hour it stands, the category is drifting, and the category decides what survives.

How Does Category Change the Work?

Material or StepCategory 1Category 2Category 3
CarpetUsually dried in placeCleaned, pad replacedRemoved
DrywallDried, often no cutsFlood cuts likelyRemoved above water line
InsulationDried if fibreglassUsually removedRemoved

ContainmentRarelySometimesYes, negative pressure

The cost gap between those columns is large, and it is not the crew’s markup. It is demolition, disposal, and rebuild.

What Makes Arizona Different?

Two things make category behave differently here.

Slab construction. Most Arizona homes sit on a concrete slab, and water spreads laterally across it fast, wicking up into wall cavities from the bottom. A Category 3 event at floor level contaminates the base of every wall it touches, which is why flood cuts run higher than homeowners expect.

Monsoon water is Category 3 by definition. Runoff has crossed soil, roadway and whatever the wash carried. It does not matter that it looks like rain. Water that entered at ground level during a storm is handled as black water, with containment, and that is a different job from a burst pipe in the same room.

If that is what you are dealing with, the process runs closer to mold remediation protocol than to a standard dry-out.

What Can You Do Before the Crew Arrives?

Only two things, and neither involves saving your carpet.

Stop the source if you safely can, and keep people and pets out of Category 2 or 3 water. Do not run a household wet vac through sewage. Do not push a squeegee across contaminated water into a clean room, which spreads the category rather than reducing it.

Everything else waits for equipment that can extract without aerosolising what is in the water.

Fast water extraction Arizona work is not about the water you can see. It is about stopping the clock before the category moves and takes your floor with it. Once the water is out, structural drying handles what is left in the materials.
